General Terms and Conditions (GTC)

for the rental of holiday accommodations in Switzerland



1.Scope These general terms and conditions apply to the rental of the holiday accommodation for lodging purposes as well as all other services provided by the landlord. Swiss law applies exclusively. Place of jurisdiction is Langenthal.


2.Booking The booking of the holiday accommodation is concluded upon receipt of the booking confirmation, which is sent to the guest after the online booking. With receipt of the booking confirmation, the booking becomes legally binding. By booking, the guest accepts these general terms and conditions as well as the house rules.


3.Stay

  • The holiday accommodation, including inventory and facilities, must be treated with care.
  • Cleaning during the rental period is the guest’s responsibility.
  • Windows must be closed, lights switched off, and heating turned down when leaving the accommodation.
  • Use is restricted to the guests specified at booking. Additional persons are charged 17 CHF per night and person.
  • Subletting or transfer to third parties is not permitted.
  • In case of violations of the GTC or house rules, the landlord may terminate the rental immediately without refund.


4.Payment

  • Deposit: 30% of the total amount within 7 days of invoice receipt.
  • Remaining balance: no later than 14 days before arrival.
  • Short-term bookings: full payment within 24 hours of booking confirmation.
  • Payments must be transferred to the landlord’s account.
  • In case of late payment: reminder, then dunning letters with a fee of 20 CHF each.


5.Cancellation

  • No free cancellation right.
  • Compensation in case of cancellation:
  • up to 13 days before arrival: 10% of rental price
  • 12 - 10 days: 30%
  • 9 days: 60%
  • 8 days: 80%
  • 7 days–arrival: 90%
  • Cancellation must be in writing.
  • Landlord may cancel up to 14 days before arrival without reason; payments already made will be refunded in full.
  • In case of force majeure or unforeseeable circumstances, liability is limited to refund of rental price.
  • Recommendation: travel cancellation insurance.


6.Liability

  • Landlord is liable for proper provision of the accommodation.
  • No liability for failures in water/electricity supply or force majeure.
  • No liability for loss or theft of items.
  • Guest is liable for damages caused intentionally or by gross negligence.
  • Arrival and departure are at guest’s own responsibility.
  • Lost keys: fee of 250 CHF.


7.Written Form Changes and additions to these GTC must be in writing. No oral agreements exist.


8.Severability Clause If any provision of these GTC is invalid or unenforceable, the validity of the remaining provisions remains unaffected. The invalid provision shall be replaced by one that comes closest to the intended economic purpose.


Cancellation policy

 Free cancellation up to 14 days before arrival.


 Conditions for long-term bookings (stays of 30 nights or more):

Full refund for cancellations up to 30 days before check-in.

After that, the first 30 days of your stay are non-refundable.
